A survey is key to understanding the condition of a property, whether it is at pre-purchase stage or during your ownership. We offer a range of surveys which are tailored to suit your needs and the property type. Below is a summary of the surveys available. However, we are always happy to discuss your requirements and advise on the most suitable survey with you.

RICS Level 3 and Building Surveys

The RICS Level 3 Home Survey is the most comprehensive and detailed inspection and report available. We will assess the whole property, internally and externally and give a detailed opinion regarding the condition of every aspect of the building.

This is a popular level of survey, particularly suitable for the unique or older property or property which has had alterations over the years or are known to present inherent or existing problems.

This survey will look at all accessible areas which includes the roof space, electrical, plumbing and heating installations, the grounds and boundaries. As with all surveys, there are limitations to this report, namely those areas which could not be fully inspected. These are clearly identified in our scope of services.

The report provides detail not only on the condition of the property but also advice on how to address any defects.

Measurements surveys of a property can be carried out to determine the size and dimensions. These are often carried out to enable the planning, of remodelling, refurbishment and extension projects. The service includes the production of floor plan on Computer Aided Design.

RICS Level 2 a home survey

The RICS Level 2 Home Survey is a standard format survey and report designed by the RICS which covers most aspects of the building but not to the level of detail provided under a Building Survey. The inspection will provide the purchaser with a report on the overall condition of the building and uses a traffic light system to help you identify the priority issues affecting the property.

In the case of flats, access to some parts of the structure is likely to be restricted therefore the surveys will be limited to only those areas of the building which is accessible. These will be highlighted as part of our scope of services.

The Homebuyer report is not always suitable and we would be pleased to discuss your needs and advise as to the most suitable and cost effective survey to meet your requirements.

SPECIFIC DEFECT DIAGNOSIS

From time to time a specific defect or concern may arise in a property. In these circumstances an inspection can be carried out to a specific defect with recommendations for remedial works and likely costs. These inspections may also arise from issues identified in previous reports.

Issues such as cracking, dampness or timber defects may be present which may not require a full survey can be inspected and suitable advice provided.

These inspections and reports can be helpful in determining the methods of repair to ensure that the correct remedial action is taken.

 

ricS condition report

The RICS Condition Report provides an overall opinion about the condition of the property to inform you about the construction and condition of the property and any urgent defects that may be present, safety hazards and where further investigation to prevent serious damage to the fabric is required.

Like the HomeBuyer Report, the Condition Survey Report uses a traffic light system to help you identify the priority issues affecting the property.
